So someone told you or your heard on TV that you can get a good deal on a foreclosure in Greeley Colorado and Weld County. Well it's true. You can find a good deal.
So where can you find a list of the foreclosures in Greeley Colorado? There are hundreds of sites including such sites as Realtytrac.com, foreclosure.com and many more. Most of these sites will want you to pay some sort of fee to see the full information of any foreclosure listings.
Is there a way around this? Yes there is. Call your local Realtor. Most foreclosures are listed on the Mutliple listing service in your area. Any Realtor with half a brain can find them for you and e-mail you a list. Realtors with an entire brain at their disposal can e-mail you whenever a new foreclosure listing comes on the market. So if one comes that meets your needs you can be ready to pounce. An experienced Realtor that has done deals on foreclosed properties before will inform you on what you will need to do to make a quick offer on something if a great deal comes on the market.
What about foreclosure auctions I see advertised where they sell 100s of properties at some hotel? Well yes these are good as well, but more times then not those homes being sold have already been on the multiple listing service and able to be sold for at least 30 days. They just didn't sell for various reasons so they are trying to sell them at auction.
There are many charlatans out there holding fancy seminars in hotels and raking in the big bucks "teaching" you how to find foreclosures. Some tell people to go to banks in your area and ask for a list of their REO listings. Well this can be somewhat true.
I was in a Wells Fargo branch recently doing some banking and a gentleman came in and asked the personal banker for a list of Wells Fargo's bank owned homes. The poor banker didn't know what to say. She had to ask her manager. The manager didn't know what to say. This kind of question might work at a small locally owned bank, but Wells Fargo has an entire division that deals with all their bank owned and foreclosure homes. And this division is not at your local branch. All Wells Fargo listings are listed by Realtors on the MLS. The people in the local branch do not know anything about these listings. Even the loan officers don't know anything about these listings. The same goes for large banks such as US Bank, Bank of America/Countrywide, Chase and others. Even at the small local bank most likely the foreclosures are listed by a Realtor, but at least they might know something about what they have on the books.
If you would like a list of Greeley Colorado foreclosures or bank owned listings I as a Realtor with at least 3/4 of my brain at my disposal can provide you a list of Greeley Colorado foreclosures or anywhere else in Northern Colorado. I can even set a search up to notify you when a certain kind of foreclosure comes on the market.
